Reservation Policy
Check in time is between 3:00 pm for cabins, 12pm for RV/tent sites and 7:30 pm. If these times do not work for you, please call ahead to make special arrangements and we will be happy to accommodate you. Please let us know if your will arrive later than 7 pm.
We are not set up to charge EV cars. These require special pedestals to properly and safely charge them. There is an EV station at the visitor station in South Fork, Creede and the ski area.
Check out time is by 10 am for cabins and 11 am for RV and tent sites or an additional nights rental will be charged. We need adequate time to clean the cabins for our next guests.
At the time of reservation a one or two night deposit may be required depending on the length of your stay, the balance is due upon check in. There are no refunds for early check out or late cancellations & no shows.
RV reservations require a $200 non refundable deposit on a monthly rental & 1-2 nights deposit on nightly/weekly rental to hold your space (non refundable). No refunds for early check out. Monthly renters are responsible to pay for entire stay rented (even if you leave early).
Prior to your check in date, we require a 72 hour notice for cancellations, 14 days during holidays & peak season (30 days during Christmas and Spring Break). Late cancellations will be charged 50% of the booking fee (excluding tax and pet fees). No shows and same day cancellations will be charged for the entire stay. All cancellations will be charged a $35 processing fee (RV sites loose deposit).

Cancellation Policy
Peak Season Dates for Cabins & RV’s (Pre-Memorial Day – Labor Day, Thanksgiving Wed. to Sunday) – 14 Day Cancellation.
Christmas (Dec 23 – Jan 1) & Spring Break – 30 Day Cancellation.
Non-Peak Season Dates – 3 Day Cancellation.
Due to a limited number of RV sites & the short season these deposits are non-refundable (including monthly). Monthly renters are responsible to pay for entire stay rented (even if you leave early).
All Cancellations are subject to the per night rate regardless of the cancellation notice or reason. Please consider purchasing trip protection in case of an illness or accident to you or a family member (We do work with a company to offer this for you).
RV site deposits are non refundable. The full reservation (cabin or RV site) will be charged to your card if proper notice of cancellation is not given. All cancellations will be charged a min. $35 processing fee or the cancellation fee (RV sites loose deposit). There is not a charge to change your reservation during the current year.
Early Departures:There will be no refunds for early departures on cabins or RV sites. RV’s will be charged the daily, weekly or monthly rental rates if you depart early. (Monthly renters are responsible to pay for entire stay rented, even if you leave early).
Pet Policy
- Most of our cabins are pet friendly cabins. Dogs only. Max of 2 under 80 pounds. Low shed only.
- There is an additional fee of $18.00 per night per pet.
- Only two pets per cabin unless other arrangements have been made.
- Pets may not be left unattended unless kenneled & will not bark.
- Pets must be leashed when outdoors, with a human on the other end of leash.
- Pets are not allowed on furniture unless covered—we will provide special linens for this use. Please let us know if you need them.*
- You must clean up after your pet.
- Pets must have all vaccinations up to date.
- No aggressive dogs.
- Dogs may not be left unattended in RV’s if they bark. They may not be left outside while the owner’s are away.
Pets do need to be kenneled if left in the cabin unattended. There is now a doggy daycare in town so your furry friends can enjoy there stay. Give Ruff Dogs a call at 970-485-4378. They offer daycare, boarding, grooming and training.
*If furniture is not covered and there is an excessive amount of hair to clean up, a $50 extra cleaning fee will be charged. Any damages or accidents caused by your pet will be accessed and you will be charged for any necessary repairs and cleaning. By bringing your pet you agree to these terms. Pets are not allowed in the Americana Cabin, Route 66, Santa, Sunrise Chalet and Sunset Suite.
Smoking and Drug Policies
All Cabins are a Smoke Free/Drug Free Environment. For the comfort of all of our guests, no smoking of any type is permitted in the cabins or near doors and windows. You are more than welcome to smoke outside your cabin away from open doors or windows. We have ash containers at each cabin for your convenience. Please do NOT throw butts on the ground. They are considered trash. No marijuana allowed in the cabins in any form due to the odor it leaves. We reserve the right to charge an additional $200 clean up fee if smoking of any kind is done inside the cabin and/or there is an odor. No drugs allowed on the property. Only Duraflame logs are permitted in the fireplaces. Sorry no wood due to odor and guest sensitivities to smoke.

Beautiful South Fork, Colorado
South Fork Colorado has all the family fun and challenging terrain you could ever look for. 1000’s of miles of trails to hike and bike. Snowmobile/ATV/UTV and Motorcycle riding multi-use Rio Grande National Forest Service trails and roads. We welcome you with plenty of parking area on site for your trailers to park.
The Rio Grande River offers world class fly fishing. There are plenty of lakes and creeks to enjoy also.
Wolf Creek Ski Area is just up the road from South Fork, Colorado for all your winter fun downhill skiing and snowboarding. Cross Country Skiing and Snowshoeing are fun low cost family activities with plenty of terrain to enjoy.
Great Sand Dunes National Park is open all year long and is a day trip from South Fork. Enjoy the Sand Dunes National Park, learn how they were formed, hike a dune and try sand boarding. Zapata Falls is a short hike near the Sand Dunes.
South Fork Colorado has several other waterfalls nearby to visit, Treasure Falls and South & North Clear Creek falls.
